“Canadian Rental Prices Drop 4.8% Year-Over-Year”

The latest data reveals that the average rental unit price in Canada saw a decrease of 4.8% from a year ago, settling at $2,035 in August. This decline represents the most significant year-over-year drop since March, according to a recent report by Rentals.ca and Urbanation.

For the 23rd consecutive month, average asking rents have continued to decrease annually, with the prices now 7% lower than in 2024. Despite this trend, rents remained relatively stable on a monthly basis, showing a slight 0.1% decrease from July. This follows four consecutive monthly increases earlier in the year.

Shaun Hildebrand, the president of Urbanation, highlights the escalating trade tensions between Canada and the United States as a new factor introducing uncertainty into the rental market. He cautions that lower employment rates and reduced consumer confidence may lead to a slowdown in demand in the short term. Additionally, the potential for increased construction costs poses a threat to the rental supply.

In terms of specific rental categories, asking rents for purpose-built apartments dropped by 3.3% year over year, averaging $2,038 last month. Similarly, asking rents for condominium apartments experienced a more significant decline of 7.7%, reaching $2,050.
